Why is this property so important?
Three things are immediately evident when you review the location of the land we are purchasing:
1. The western edge of the property under contract is extremely close to the back of our Grammar School—only 68 feet from the K-1 building and 17 feet from the Gaga Ball pit. It is imperative that we create a greater buffer than our current campus allows between our Grammar students and any non-Geneva development. In fact, all our preliminary master planning efforts have highlighted the need for additional space behind these existing buildings. Over the past three years, Geneva has made several attempts to reach a deal with the owners of the adjacent property to secure at least a few more acres behind the Grammar School but has never been able to reach an agreement until now.
2. To create a pedestrian only internal academic village and remove the current drive through the center of our campus, we must provide an alternative emergency access point to our buildings. Doing so for our existing Grammar buildings without additional space behind them would be impossible.
3. It would also be impossible to relocate our athletic complex without this purchase.
Why is it important to relocate our athletic complex?
1. Our athletic facilities are landlocked by our academic complex to the east and the Drainage Protection Zones (DPZs) implemented by the City of Boerne to our south. Our current football field does not allow space for a track or sufficient parking, and it is nearly impossible to isolate them from the academic campus during games. Our current Gym was built when Geneva was a 1A school and is insufficient for the needs of a 4A school. This would eventually eliminate our need of adjacent portable buildings and Logic School classrooms for adjunct locker rooms.
2. Our academic facilities are constrained by our current athletic complex which occupies one of the few areas on our current campus that are not impacted by the DPZs.
3. For safety and security, we need to be able to isolate the spaces into which we welcome visitors from the academic campus, which we cannot do with our current layout.
4. The additional athletic facilities will allow us to retrofit our MPB in the center of campus as a dedicated fine arts space for practices, presentations and performances.
5. What about our current baseball and softball fields? They would remain where they are, and we would be able to access them from the new athletic complex via the same road that emergency vehicles would use across the new land.
What happens to our current Competition Gym if we relocate our athletic complex? 
We would use this gym to create an athletics space for our Logic School students with dedicated locker rooms as well as practice and competition facilities.
Why is it necessary to purchase this property now?
This property has been on the market for the last two years at a much higher price. The price was reduced about six weeks ago by 33% due to the seller’s economic and legal issues. The reduced price provided an opportunity for us but also for other buyers as well. We believe the property is attractive to several potential buyers, including BISD which owns the property directly south of the new property and directly east of our current campus. Given the importance of this land to our Grammar School and our future campus opportunities, we did not believe it would be wise to risk having someone else purchase and develop the property. In fact, we believe that Lord willing, this will be a legacy purchase ensuring a truly outstanding campus for many future Geneva generations.
Will this increase Geneva’s debt?
No! One of the most humbling things about this purchase is God’s generosity in providing the necessary funding so that we are able to pay cash for the additional land. Within days of learning about the reduced price of the property, our Business Office also finalized the numbers from our 2024-2025 fiscal year. The surplus from last year, plus a portion of our accumulated cash reserves, will cover the purchase price of the land.
In addition, we have received generous donations from members of our community who are excited about the vision of our future campus. We hope and pray that God will bring forward others who understand the critical nature of this purchase. Through this partnership, we can keep Geneva strong and stable to minimize the impact on our cash reserves.
